Brick, stone & chimney masonry in Langley, BC.

Mortar joints are designed to be the weak point in a brick wall. They absorb movement, shed water, and protect the brick. When they fail — going soft, crumbly, or recessed — water starts moving into the wall instead of off it. Left alone, failing mortar accelerates every other problem on this list. Repointing is the most common masonry repair we do in Langley and the Fraser Valley, and it's also the one most often done wrong: too hard a mortar on old brick, joints not raked deep enough, or colour matching that makes the repair more obvious than the original damage.

Spalling is when the face of a brick pops off, leaving a rough, pitted surface. It's almost always caused by water getting into the brick and freezing. Fraser Valley winters don't hit -20°C, but we cycle through freeze and thaw repeatedly through November to March, and that's enough to destroy brick that's saturated with moisture. Brick near the ground, under eaves with poor drainage, or on north-facing walls that stay damp stays the wettest and spalls first. Spalled brick can't be patched — individual bricks have to be removed and replaced. Matching the colour and texture is the hard part.

Chimneys take more abuse than any other brick structure on a house. They're exposed on all four sides, they go through extreme thermal cycling every time a fire is lit, and water runs straight down them when the crown cracks. The crown — the concrete cap at the very top — is the first thing to go on most chimneys in Langley. Once it cracks, water channels into the brick and mortar below, and the damage accelerates. Efflorescence (white chalky staining), missing mortar chunks, and bits of brick in the yard are all signs a chimney is failing. Caught at the crown stage, it's a simple repair. Ignored until the brick starts to loose, it's a full or partial rebuild.

Most retaining walls that fail in the Fraser Valley fail because of water, not weight. When soil behind a wall gets saturated — and in Langley it gets very saturated, very regularly — it becomes significantly heavier and builds hydrostatic pressure against the wall. A wall built without proper drainage behind it doesn't stand a chance over a few wet winters. We see this constantly: walls that were built without a gravel drainage bed, without a perforated drain pipe at the base, or with outlets that don't actually carry the water away from the site. By the time a wall is visibly leaning or bulging, the drainage behind it has been failing for years.

Efflorescence is the white or grey chalky deposit that appears on brick and concrete block walls. It's caused by water moving through masonry, dissolving salts in the mortar or brick, and depositing them on the surface as the water evaporates. It isn't directly damaging but it's a reliable sign that water is moving through the wall, which is the root cause of almost every other masonry problem. On new walls it often clears on its own. On older walls it usually means there's a water source — failed coping, cracked mortar, poor drainage — that needs to be addressed before the efflorescence will stop coming back.

Parging is the thin layer of mortar that covers concrete block and poured concrete foundations. It protects the foundation from moisture, prevents the mortar joints in block foundations from eroding, and gives a clean appearance above the grade line. When parging cracks, chips, or falls off — common on older Fraser Valley homes — moisture gets behind it and speeds up the deterioration of the foundation material underneath. Parging repairs are straightforward but the preparation matters: the old failing parging has to be removed, the surface cleaned and prepared properly, and a bonding agent applied before the new parging goes on. Parging applied over loose or crumbling substrate will fail again quickly.
